Swapping

Given that the average swap lasts less than six months, a lot of swappers go for the option of swapping their accommodation as well as their jobs to keep things simple. If you think that swapping accommodation could be the right option for you, here are some positives and negatives to help you decide.

Positives

  • It will save you lots of time and effort: Organising a new tenant for your home or room, whilst also looking for a new place to rent can be time consuming.
  • You could have a new social network instantly: Swapping to a shared accommodation premises can make meeting new people much easier.
  • You will know who is in your home while you are away.
  • You will have home security: Your swapper can look after your home whilst you are gone.

Negatives

  • There is a risk your swap may not be a good tenant
  • You may have to arrange for items of value to be moved

Check list

If swapping accommodation is still your preferred choice, here are some things to think about:

  • Check your tenancy agreement for the ability to sublet
  • Remove items of value
  • Discuss your swap with any cohabitants who will remain in your accommodation during the swap
  • Ask your swapper for references from a previous landlord, in addition to the employer’s reference
  • Check your contents insurance is up to date
  • Consider asking for a deposit
  • Create a document of house rules, handy hints and useful contacts for your new tenant ahead of your swap.
